We are pleased to offer this delightful and characterful Grade II listed 17th Century farmhouse in the old village of Xewkija. Originally part of a much larger property it oozes character and authentic features including high ceilings, flagstone floors, stone arches, xorok and kileb ceilings, wooden beams, loggias, remissa, a birthing room, mangers, pigeon holes, a courtyard gallery, and even graffiti from knights era to modern times.

The entrance opens onto a large welcoming hallway, off which there is a utility room and shower room. This leads into an open internal stairway, and leads into the kitchen, overlooking the central courtyard.

The kitchen in turn leads to a grand and very spacious (25sqm) high ceiling arched room, currently used as both a dining room and lounge. This in turn leads to an equally impressive traditionally arched living room (also 25sqm), opening out to the garden and pool area.

On the first floor there are two bedrooms, and an office, which could also be used as another single bedroom, and a family bathroom. Bedrooms and office are also interlinking. At this level there are several spacious landings which could be used as further sitting areas. Also at this level there is a large spacious terrace with gazebo (useful during the hot summer months), overlooking both the pretty courtyard, the garden below, and giving access to the courtyard gallery.

A separate spiral staircase leads up to yet another large double bedroom with an en-suite (previously the birthing room). This leads onto a Sun room overlooking the courtyard and garden, and with views towards Xewkija Church.

Back on the ground floor there is a lovely old courtyard, accessed via the kitchen, which in turn leads to a large ( >120m2) well-planted pool-patio garden, also directly accessible via the living room, with two established timber gazebos. Great for parties and/or entertaining, The pool area is enclosed by traditional rubble walls.

Also included with the property is a small garage (traditionally known as a remissa - used for donkey carts) with a mezzanine level for storage. Parking is also possible in the alley.

Thick walls mean the downstairs rooms stay cool throughout summer. The property is served by Solar hot water heater on the roof, and 12 panel PV (Photo Voltaic) panels means lower utility bills and a guaranteed feed-in tariff rate until 2041.

Everything is within convenient walking distance, including to several convenience stores, a fishmonger and two well-known traditional bakeries, and the house is just a stone’s throw from bus stops to Victoria, Mgarr harbour, and Ramla Beach.
